Sell Your Leonardtown House on Breton Bay or in Town
Leonardtown is the county seat of St. Mary’s, a small town built around a square near the courthouse, sloping down to the waterfront park at Leonardtown Wharf on Breton Bay. Route 5 brings you in from the north. I’m Evan Weissman. I buy Leonardtown houses for cash as-is, in town or out on the county roads, and I’ll also list yours when that’s the better deal.
Call or text (410) 498-7473, or request a cash offer.
Town Houses, Waterfront and Countryside
Around the square and the streets leading down to the wharf, there are older homes from the 1800s and early 1900s, plus mid-century houses and newer subdivisions on the edges of town. Out in the county, along the creeks off Breton Bay and down the roads toward the Potomac, houses sit on larger lots, many on a well and septic.
In town, I usually see dated systems, old roofs and settling. Out in the county, it’s wells, septic systems, outbuildings and sometimes docks. I’ll buy any of it as-is.
I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.
Water and Small-Town Taxes
Lots close to Breton Bay and its creeks can fall within the Chesapeake Bay Critical Area, which limits clearing and building near the shoreline, and low spots can flood. The town’s own property tax is small, 0.1203 per $100 in SDAT’s 2026-27 table, on top of the county rate.
Because the courthouse and county offices are right here, estates are a common reason people call. I’m happy to wait while the paperwork gets sorted.
The town has invested in its waterfront and square over the years, with the wharf park, shops and restaurants drawing people downtown. That helps updated houses close to the center. Farther out, on the county roads, the buyer pool for houses that need a lot of work is smaller, and a cash offer often makes more sense there.
St. Mary’s Records
The St. Mary’s Register of Wills is in the courthouse at 41605 Courthouse Drive, here in Leonardtown, and mail goes to its post office box. The county tax sale was March 6 in 2026 per SDAT.
Three Ways to Sell
Option 1: A cash sale without repairs
No fix-ups, showings or cleanout. I don’t charge a commission, and you pick the date.
Option 2: A listing with me
Updated homes near the square or the water can draw interest. A listing costs a commission and time, and I’ll put both nets in writing.
Option 3: Renovate and Sell Together
Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.
I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.
Side-by-side paths: cash offer vs listing in Maryland.
Behind on Mortgage Payments
If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare.
