Most of Germantown’s housing is 1980s through early 2000s: townhome communities, garden-style subdivisions and single-family homes on cul-de-sacs, almost all with HOAs. Those houses are now hitting the point where many original parts wear out at once: roofs, siding, windows, HVAC units, water heaters, decks and kitchens.
That’s often why owners call. Replacing everything before listing can cost a lot, and buyers compare against updated homes down the street. I’ll take on every one of those projects myself.

Because Montgomery’s transfer and recordation rates change with price, a settlement sheet from the title company is the only number to trust.
