Big Lots and Mid-Century Homes
A lot of Fort Washington was built in the 1960s, 70s and 80s: split-levels, split-foyers, brick colonials and contemporaries on wooded lots, often larger than what you’d find closer to the Beltway. Along the Potomac and the creeks, there are custom homes and waterfront properties. Newer subdivisions with HOAs fill in some of the land off Route 210.
Bigger houses mean bigger repair bills: two HVAC systems, large roofs, long driveways, decks and retaining walls on sloped lots. Many of the homes I see here are solid but dated. I price the updates in so you don’t have to do them.

Near the Potomac
Lots close to the tidal Potomac and Piscataway Creek can fall inside the Chesapeake Bay Critical Area, which limits clearing and building, especially within 100 feet of the shoreline. Some low areas near the water are also in a floodplain. Buyers who plan to add on or rebuild will want to know.
Fort Washington Park and the river views are a real draw. I factor in both the upside and the rules when I make an offer.

For estates, the Prince George’s Register of Wills is in the courthouse at 14735 Main Street, Upper Marlboro. The county’s tax sale was May 11 in 2026 per SDAT. Rentals need a county license for single-family homes.
