Waterfront Rules and Old Houses
Much of Talbot’s housing is either historic or on the water, and sometimes both. Older homes in Easton, St. Michaels and Oxford can need roofs, foundations, wiring and plumbing. Waterfront and near-water lots fall in the Chesapeake Bay Critical Area, where clearing and building near the shoreline are limited. Many rural and waterfront homes are on septic, and low lots on the necks and islands can flood in storms.
Easton adds a town property tax of 0.52 per $100 in SDAT’s 2026-27 table, and the other towns have their own rates. Outside the towns, only the county rate applies.
Talbot Records and Costs
Talbot’s Register of Wills keeps its office in the Easton courthouse, 11 N. Washington Street. SDAT’s calendar put the county’s 2026 tax sale on May 20. At closing, expect a 1.0% county transfer tax and $6.00 of recordation for each $500 of price, along with Maryland’s own transfer tax.
