The West Side Houses I Buy

Woodlawn and Windsor Mill sit just inside and outside the Beltway on the county’s west side, in ZIPs 21207 and 21244. The neighborhoods run off Security Boulevard, Rolling Road, Woodlawn Drive, Johnnycake Road, Windsor Mill Road, Featherbed Lane and Milford Mill Road, with Hebbville, Woodmoor and the Milford Mill area all part of the same patchwork.

The houses are mostly from the 1950s through the 1980s:

  • Brick ranchers and Capes with full basements
  • Split-levels with a family room down a half flight of stairs
  • Colonials on cul-de-sacs farther out toward Rolling Road
  • Townhome communities, many with an association and a history of renters

I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation. Whether it’s spotless or hasn’t been touched in thirty years, the process is the same.

Planning the Move Around the Sale

This is where a cash sale can make life easier. Some things I can do that a typical buyer can’t:

You pick the closing date. Whether you need to be out quickly for a new job or want three months to find your next place, we set the date to match.

You can stay a little longer. If you need a few extra weeks after settlement to move, we can write that into the contract, so you aren’t packing and signing on the same day.

You don’t need to sell first to buy next. Having a firm closing date in writing can help when you’re arranging the purchase of your next home or a lease on an apartment.

You leave what you don’t want. Furniture, the basement workbench, the boxes in the attic. Take what matters and leave the rest of the cleanout to me.

Out-of-state moves are fine. If you’ve already moved to be near kids or grandkids, you can sign with the title company by mail, and someone local can let me in for the walk-through. More on my relocation page.

Woodlawn Paperwork, Explained Simply

Water and sewer billing. You’ll get your final water bill from Baltimore City, which runs the water system for most of the county. The sewer charge is on your Baltimore County property tax bill, issued each July and based on last year’s water. The title company prorates and pays what’s owed at settlement.

Associations. If your townhome is in an HOA, Maryland law requires you to provide the buyer with the association’s resale documents. I can help you request them and handle any balance at closing.

Estates. When a parent’s house is involved, the county’s Register of Wills in Towson is where the estate is opened. I can buy once a personal representative is in place. See selling an inherited house.

Ways to Sell Your Woodlawn House

Option 1: A cash sale on your schedule

I buy the house as-is. No repairs, showings or cleaning, and no commission or fees to me when I’m the buyer. A licensed Maryland title company runs the settlement.

Option 2: List it, with me as your agent

If your home is in good condition and your timing is flexible, the open market may pay more. I’d price it, market it and negotiate for you, with a commission agreed in writing first.

Option 3: Renovate and Sell Together

Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.

Behind on Mortgage Payments

If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. Can I stay in my house for a few weeks after we close?

Usually, yes. We can agree on a short post-settlement stay in the contract so you have time to move.

I’ve already moved away. Can I still sell my Woodlawn house to you?

Yes. Someone local can open the door, and you can sign your closing documents by mail or with a mobile notary wherever you live.

Do you buy in Windsor Mill and Milford Mill as well as Woodlawn?
