Randallstown Housing, From Liberty Road Out to the Reservoir

Most of 21133 sits along or near Liberty Road, with neighborhoods branching off Old Court Road, Rolling Road, Deer Park Road, Lyons Mill Road, Church Lane and Marriottsville Road. Head west toward Liberty Reservoir and Hernwood and the lots get bigger and the houses get farther apart.

Here’s what I see when I come out:

  • Split-levels and raised ranchers. The signature Randallstown house. Common issues: a damp lower level, original aluminum windows, a tired deck, and a single furnace struggling to heat three floors evenly.
  • Brick ranchers. Built to last, often with plaster walls, a full basement and the original bathroom tile.
  • Colonials from the 1970s and 80s. Bigger rooms, bigger systems, and bigger price tags on new roofs and HVAC.
  • Townhomes off Liberty Road. Often in a homeowners association, often rented at some point.
  • Houses on larger lots west of town. Some of these are past the public water and sewer line and use a well and septic system.

Things That Come Up When Selling in Randallstown

Well and septic. Baltimore County draws a line, the Urban-Rural Demarcation Line, roughly separating the area served by public water and sewer from the rural part of the county. Homes outside it usually have a private well and septic. Mortgage lenders often want water tests and septic inspections, and a failed one can stall a financed sale. I can buy without either.

Public water and sewer. Inside the line, water is metered and billed by Baltimore City, and the county puts the sewer charge on your July property tax bill, based on the year before. Title settles both at closing.

Townhome associations. Maryland law requires the seller of a home in an HOA to provide the buyer with association documents. If your association is slow to produce them, or there are unpaid dues or open violations, tell me. I can work through those at settlement.
