Pikesville stretches along Reisterstown Road from the city line past the Beltway, with neighborhoods off Old Court Road, Smith Avenue, Park Heights Avenue, Slade Avenue, Walker Avenue and Stevenson Road, and the Greenspring Valley to the north. Most of it is ZIP 21208, with Stevenson in 21153.

The housing is mostly mid-century:

  • Townhomes and twins closer to Reisterstown Road

Selling a Full House

If you’re handling a parent’s home, here’s how I make the contents easier:

  1. Take your time with what matters. Photos, jewelry, papers, family pieces. Remove what you want before closing, at your own pace.
  2. Leave the rest. Furniture, clothing, kitchenware and old tools can all stay. After settlement, clearing the house is my responsibility.
  3. Don’t clean. I’ve seen plenty of full basements and attics. They don’t change how I price the house.
  4. Coordinate with siblings. If several family members need to agree, I’m happy to talk with all of you, together or one at a time, and put everything in writing.

Pikesville Estates and Settlement

Probate. For a Pikesville owner who has passed, the estate is handled through Baltimore County’s Register of Wills, in Towson near the courthouse. Sudbrook Park. Sudbrook Park is a historic district, so exterior changes there can require county review. I buy those homes as-is, and the rules are part of how I price the work.

Water, sewer and taxes. Most Pikesville water accounts are billed by Baltimore City. Sewer is a separate county charge that appears on your annual tax bill in July, calculated from what the house used the prior year. The title company handles the proration and final bills.

A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. Do we have to empty my parents’ Pikesville house before selling?

No. Take what you’d like to keep and leave everything else. I arrange the cleanout after closing.

Several of us inherited the house. How does that work?

All the owners, or the personal representative if there’s an estate, sign the contract. I’m glad to answer each family member’s questions so everyone is comfortable.
