Bel Air has been Harford County’s seat since 1782 and an incorporated town since 1874. The courthouse, the county offices and the Register of Wills are all a short walk from Main Street, and the Ma and Pa Heritage Trail follows the old Maryland and Pennsylvania Railroad bed through town toward Forest Hill. I’m Evan Weissman. I buy Bel Air houses for cash as-is, and I’ll list yours when the open market will pay more.

Old Main Street Homes

The streets around Main Street, Gordon Street and Broadway hold Bel Air’s oldest houses: Victorians, foursquares and brick colonials from the late 1800s and early 1900s. They have deep porches, tall ceilings and a lot of charm, along with slate roofs, old wiring, radiators and foundations that have settled over a century. Those houses sell well when they’ve been kept up and slowly when they haven’t.

I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.

Bel Air Town vs. Bel Air North and South

Plenty of people with a Bel Air address don’t live in the Town of Bel Air at all. Bel Air North and Bel Air South are large unincorporated communities that grew up around the town from the 1960s on, full of ranchers, split-levels, colonials and townhome sections off MD 24, MD 22 and MD 924.

Inside town limits, you pay the town rate, $0.54 per $100 for 2026-27, plus a lower county rate of $0.8413, and the town’s homestead cap is 10%. Outside the limits, you pay the county’s $0.9779 and no town tax. It’s worth knowing which side you’re on before you set a price.

What Bel Air Houses Usually Need

In the 1970s and 1980s subdivisions, I see the same list over and over: roofs at the end of their life, original windows, heat pumps on their second or third compressor, and kitchens and baths that haven’t been touched in decades. Many basements were finished long ago and now show water stains. Townhomes often add HOA requirements and dues. None of that has to be fixed before you call me.

Bel Air Paperwork and Deadlines

Because Bel Air is the county seat, most offices you’ll need are close by. Estates open at the Register of Wills in the Mutual Fire Insurance Building, 18 Office Street. Harford’s 2026 tax sale was June 3. At closing, Harford charges a 1.0% county transfer tax, recordation of $3.30 per $500, and the state adds 0.5%. See inherited houses and behind on property taxes.

Three Ways to Sell

Option 1: Cash for the house as it is

You skip repairs, staging and showings. I pay no commission on my own purchase, and a title company closes on the date you choose.

Option 2: A listing with me as your agent

Bel Air is one of the most in-demand towns in Harford County, and an updated house here often draws multiple offers. Listing takes longer and carries a commission, and I’ll put your expected net next to my cash number.

Option 3: Renovate and Sell Together

Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.

I renovate most houses I buy with my own crew, and if I partner with another local buyer on yours, I’ll tell you before you sign.

Side-by-side paths: cash offer vs listing in Maryland.

Behind on Mortgage Payments

If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. I can’t promise to stop a foreclosure, and I won’t pressure you. If you and your counselor decide a sale makes sense, I’ll put a cash number next to a listing plan so you can compare. Do you buy in Bel Air North and Bel Air South?

Yes. I buy in the town and in the larger unincorporated communities around it.

Will you buy an older house near Main Street that needs a lot of work?

Yes. Slate roofs, old wiring and settled foundations are all things I price into my offer.

How do I know if my house is inside Bel Air town limits?

Check your tax bill. If it shows a Town of Bel Air charge, you’re inside the limits.

Can I sell my Bel Air townhome if the HOA dues are behind?

Yes. Past-due dues get paid at settlement. Ask the HOA for a payoff letter and the resale package.

Where do Bel Air estates get opened?

At the Harford County Register of Wills, 18 Office Street in Bel Air, a few blocks from Main Street.
