Past Dundalk, the land narrows into a peninsula with water on almost every side: Edgemere, Sparrows Point, Millers Island and Fort Howard. Houses on the Peninsula

Most of this area is ZIP 21219, with Fort Howard at the tip in 21052. Neighborhoods line North Point Boulevard, North Point Road, Wise Avenue, Sparrows Point Road and Millers Island Road, with creeks and coves cutting in from every direction: Jones Creek, Shallow Creek, Old Road Bay and Back River. North Point State Park sits on the grounds of the old Bay Shore amusement park.

After the Water Comes In

Water on three sides is the whole appeal of living out here, and also the hard part. If your house has taken water from a storm or a high tide, you might be dealing with:

  • Drywall, flooring or insulation that was soaked and never fully replaced
  • Mold concerns in a basement or crawl space
  • A furnace, water heater or electric panel that sat in water
  • Insurance claims that are open, closed or were never filed
  • Flood insurance quotes that scare off buyers who need a mortgage

Settling a Sale Out Here

Water and sewer billing. Edgemere and the Point are part of Baltimore County, yet your water bill comes from Baltimore City. The county collects its sewer charge through the property tax bill every July, scaled to the prior year’s metered water. Both get squared away by the title company.

Family houses. Many of these homes have been in one family since the mill days. When the owner has passed, the estate is administered by the Register of Wills, with Baltimore County’s office in Towson. Once there’s an appointed personal representative, I can sign a contract with that person. See selling an inherited house.

Ground rent and old deeds. Older homes here may carry a ground rent or a deed that hasn’t been updated in decades. The title company sorts both out.

Three Ways to Sell Your House
