The Houses of Arbutus, Halethorpe and Relay

These neighborhoods share ZIP 21227 and sit just southwest of the city line, between the Beltway, UMBC and the Patapsco. The streets fan out from East Drive, Sulphur Spring Road, Southwestern Boulevard, Wilkens Avenue, Maiden Choice Lane and Hollins Ferry Road. Halethorpe has its MARC station, and Relay sits down by the river near the old stone railroad viaduct.

What I find in these homes:

  • Brick and frame Cape Cods from the 1940s and 50s, with two small bedrooms tucked under the roof
  • Bungalows and early colonials from the 1920s and 30s, some with original woodwork and plaster
  • Brick ranchers, the one-floor houses many downsizers wish they already had
  • Duplexes that have changed hands between owners and landlords over the years
  • Older Victorians in Relay with large porches and a long maintenance list

Making a Downsizing Move Easier

The house is usually only half of what you’re dealing with. Here’s how I take pressure off the rest:

Sort at your own pace. Decide what’s coming with you, what goes to family and what gets donated, without a buyer’s moving truck waiting outside.

Leave the leftovers. Once you’ve taken what you want, the remaining furniture, garage tools and basement boxes can stay. I clear it out after closing.

Line up the dates. If you’re moving into a smaller home, an apartment or a senior community, we can pick a closing date that matches your move-in date.

Skip the showings. No open houses, no keeping the house spotless for weeks, and no strangers walking through while you’re still living there.

Bring your family in. If a son, daughter or friend is helping you decide, I’m happy to include them in every conversation.

A Few Arbutus Closing Details

Your utility bills. Arbutus and Halethorpe are in the county, but the water account is with Baltimore City. Baltimore County collects sewer as a line on the annual property tax bill, sent each July and figured from the previous year’s metered water. The title company settles what’s owed so you can move without loose ends.

If the house was a parent’s. Probate for a Baltimore County homeowner is handled by the Register of Wills in Towson. Once a personal representative has been appointed, that person signs the sale. See selling an inherited house.

Ground rent. Some older homes here still have a ground rent. The title company takes care of it at settlement.

Can I close on the same day I move into my new place?

Often, yes. You pick the closing date, so we can line it up with your move-in day. A short stay after closing is possible too.

I can’t handle the stairs anymore and the house needs work. Will you still buy it?

Yes. Many Capes I buy here need updates, and that’s fine. You don’t have to repair anything before you sell.

Can my daughter handle the sale for me?

If she has the legal authority, such as a power of attorney, she can sign for you. I’m happy to work with family members either way.
