Older Homes on Small Lots
Most of this area is ZIP 21227, and a lot of mail just says Baltimore even though you’re in the county. The neighborhoods run off Hammonds Ferry Road, Washington Boulevard, Hollins Ferry Road, Annapolis Road and Lansdowne Road.
The houses tend to be older than in most of the county:
- Frame single-family homes from the early 1900s through the 1930s, often with siding over the original clapboard
- Bungalows and small Capes with a bedroom or two upstairs under the roofline
- Brick and frame duplexes where two households share a wall
- Postwar homes on small lots, with a basement or a crawl space
Old wiring, aging plumbing, settled foundations, porches that need rebuilding and lead paint under the newer coats are all common. None of that stops me. I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.
For Landlords Selling in Lansdowne
Many houses here have been rentals for years, and landlords often reach a point where it no longer makes sense. Here’s what I can do:
Buy with tenants in place. Your renters can stay through their lease, and I take over as the landlord. You don’t need to give notice or turn the unit over first.

Water and sewer. Baltimore City handles the water account. The county’s sewer fee is folded into your tax bill, which goes out in July and reflects last year’s metered use. If a rental’s tenant pays water directly, the title company still checks the account. Both are settled at closing.
The city line. Some addresses near Baltimore Highlands sit close to the city line. The title search confirms which jurisdiction the house is in. I buy on either side, and the Baltimore City page covers city homes.
Estates. For an inherited Lansdowne house, the paperwork starts at the county Register of Wills in Towson. When someone has been appointed to act for the estate, I can buy from them. Read selling an inherited house.
Ground rent. Some older homes still carry one. The title company finds and resolves it at settlement.
