Homes in Lutherville and Timonium

Lutherville goes back to the 1850s, when it grew up around a college founded by Lutherans, and the old part of town still has Victorian homes on shaded streets. Most people know Timonium for the State Fairgrounds, and around it the neighborhoods filled in after the war. Both share ZIP 21093 and stretch off York Road, Ridgely Road, Seminary Avenue, Timonium Road, Padonia Road and Dulaney Valley Road, with the Light Rail running up the middle.

The housing mix:

  • Brick ranchers and Capes from the 1950s, often single-floor living with a basement
  • Split-levels and center-hall colonials built in the 60s and 70s on quiet loops and cul-de-sacs
  • Victorian homes in historic Lutherville, with porches, plaster and big repair lists
  • Townhomes near York Road and in Mays Chapel

When a Parent’s House Needs to Be Sold

Here are the things sellers usually worry about, and how I handle them:

Who can sign. If your parent is still the owner and can make decisions, they sign, with you helping. If someone holds a durable power of attorney, that person may be able to sign. If neither is possible, the family may need an attorney’s help first. I’ll work with whatever arrangement you have.

Timing around the move. Assisted living move-in dates don’t always line up neatly with a sale. You choose the closing date, so we can wait for your parent to settle in first or move quickly if the monthly costs are adding up.

What to do with everything. Take the furniture and keepsakes that are going to the new place or to family. Everything else can stay. I clear the house after closing.

Keeping your parent comfortable. If your parent is still living in the house, I’ll schedule the walk-through around them and keep it short and respectful.

Siblings in other states. I’m happy to talk with everyone and put the offer in writing so the whole family sees the same numbers.

Settlement Details

Water, sewer and taxes. Baltimore City sends the water bill. The county’s sewer fee is part of the July tax bill, figured from the past year’s use. At closing, the title company splits the year’s taxes by date and clears the last water bill, so nobody in the family has to track them down later.

If a parent passes before the sale. Then the house goes through probate with the Register of Wills, the Baltimore County office in Towson. A personal representative signs once appointed. My inherited house page explains more.

Ways to Sell the House

Option 1: A cash sale to me, as-is

No repairs, no showings while your parent is still there, and no commission or fees to me. We sign at a licensed Maryland title company whenever the family is ready.

Option 2: Put it on the market with my help

When the house shows well and nobody is in a hurry, buyers on the open market may pay more. I’d handle pricing, preparation and showings under a written listing agreement with a set commission.

Option 3: Renovate and Sell Together

Where it fits, Evan can handle and pay for the updates under a written agreement, then sell on the open market. The cost of that work is repaid at settlement. You keep ownership until the sale. There is no guaranteed sale price or profit. Review any agreement with your own attorney before you sign.

Behind on Mortgage Payments

If you are behind on your mortgage or facing foreclosure, start with free help before you decide anything. A HUD-approved housing counselor costs nothing and can walk you through options with your servicer, such as catching up, a repayment plan, forbearance, or a loan modification. The Maryland HOPE hotline, 1-877-462-7555, connects homeowners with those counselors. If you have court papers or a sale date, I also recommend talking with a Maryland attorney. Can I sell my mother’s house using a power of attorney?

Often, yes, if the power of attorney covers real estate. The title company will review it. If you’re unsure, ask an attorney.

Mom is still living in the house. Can you wait until she moves?

Yes. We can set a closing date after her move, and I’ll keep the walk-through short and schedule it around her.

Do we need to clean out the house before closing?

No. Take what’s going with her and what the family wants, and leave the rest for me.

Do you buy the Victorian homes in old Lutherville?

Lutherville-Timonium split-level, missed several payments. Can we still catch up?
