Overlea is one of the older suburbs along Belair Road, and many of its houses predate the Second World War. Fullerton, just up the road, filled in a bit later. That history is charming until it’s time to sell, when old heating, old wiring and old foundations start to worry buyers and their lenders. I’m Evan Weissman. Overlea and Fullerton Housing

The neighborhoods sit on both sides of Belair Road just past the city line, reaching toward Kenwood Avenue, Rossville Boulevard and Fullerton Road. Overlea is mostly ZIP 21206, with nearby streets in 21236 and 21234.

You’ll find:

  • Frame homes and bungalows from the early 1900s through the 1930s
  • Brick Capes and ranchers built after the war
  • Group homes and duplexes on the side streets
  • Split-levels farther out toward Fullerton

I’ll look at almost any house: single-family, townhome, row, twin, or multi-family, any age, any condition, any situation.

Old-House Issues That Don’t Scare Me Off

These are the things that tend to make a financed buyer nervous. None of them stop me:

Heating oil tanks. Many older homes heated with oil, and some still do. Others switched to gas years ago and simply abandoned the old tank where it sat, sometimes underground. Lenders and insurers often want a tank tested or removed.

Knob-and-tube or older wiring. Common in pre-war houses, and some insurers won’t cover it. A full rewire is a big job.

Stone or block foundations. Older foundations can let in water, need repointing or show settling.

Galvanized and cast iron pipes. Galvanized supply lines narrow and rust over time, and old cast iron drains can crack.

Lead paint and old windows. Expected in a house this age. If it’s a rental, Maryland lead rules for pre-1978 rentals come into play.

Additions and porch enclosures. Many older homes have been added onto over the decades, not always with permits.

I build all of this into the number I give you. You don’t repair, test or remove anything first, and you won’t get a second, lower number after an inspection.

Overlea Settlement Details

Water and sewer. Even though you’re in the county, the water bill comes from Baltimore City. Baltimore County bills the sewer separately on your July tax bill, using last year’s water. The title company handles both.

The city line. Overlea sits right against Baltimore City. The title search confirms which side your house is on, and I buy on both. See the Baltimore City page for city homes.

Estates. For an inherited Overlea home, the estate is handled through the Register of Wills, which serves Baltimore County from Towson. A personal representative can sign once appointed. See selling an inherited house.

Ground rent. Common on older homes. Title finds it and resolves it at settlement.

Do I need to remove my old oil tank before selling to you?

No. The tank becomes my problem once we close, and its cost is already reflected in what I offer.

My house still has knob-and-tube wiring. Will you buy it?

Yes. Rewiring is on my list after closing, not yours before it.

Is a wet stone basement a deal-breaker for you?

No. Tell me what you’ve seen, and I’ll look at it on the walk-through.

Do you buy pre-war bungalows that haven’t been updated?

Yes. An original bungalow with its first kitchen, its first bathroom and a coal chute in the basement is a house I’m glad to see. I’d rather buy it as a time capsule than have you spend money halfway updating it.
