Why a Cash Sale Skips the Inspection Fight

When you sell to a buyer using a mortgage, two outside parties get a say: the home inspector the buyer hires and the appraiser the lender sends. Either one can reopen your deal. When I buy:

  • I do my own walk-through before I make an offer, so the price already reflects what I saw.
  • No lender appraisal can come in low and force a renegotiation.
  • No repair addendum asks you to hire contractors before closing.
  • No loan can fall through in the final week.

If your house is updated and inspection-ready, a listing may pay you more, and I’ll tell you. But for a house with a long list, this is often the cleaner way out.

Rosedale Settlement Notes

Water and sewer. The water meter and bill belong to Baltimore City, even in the county. Sewer shows up instead on your county tax bill each summer, sized by the prior year’s use. The title company settles both at the closing table.
