Kingsville runs along Belair Road between Perry Hall and the Harford County line, ZIP 21087. Neighborhoods and country roads branch off Bradshaw Road, Jerusalem Road, Sunshine Avenue, Franklinville Road, Mount Vista Road and Raphel Road, with Gunpowder Falls State Park and the old Jerusalem Mill Village along the river, and the Little Gunpowder marking the Harford line.

The well. A water test can come back with bacteria or other problems, or the flow rate may be low. A financed buyer may ask you to treat the water or drill a new well. I take the well as it is.

The septic. An inspection might find a failing drain field, a cracked tank or a system too small for the house. Replacing a septic system can require county approval and a suitable spot on the lot, which takes time and money. I buy with the septic in whatever condition it’s in.

Outbuildings. A barn with a sagging roof or a workshop full of tools is something many buyers don’t want to deal with. I’m fine with it, contents included.

Shared driveways. Some Kingsville homes share a long driveway with neighbors, with or without a written maintenance agreement. Title reviews it; it rarely stops me.

The yard and the land. Overgrown fields, old fencing and fallen trees don’t change my interest.

Kingsville Closing Details

Public or private utilities. The county draws a boundary between the area served by public lines and its rural land, and most of Kingsville falls on the rural side. If your home is on public sewer, the county bills it on the July property tax bill and Baltimore City bills the water, and the title company settles both. If you’re on a well and septic, there’s no water or sewer bill to settle.
